Two ways to refinance

Pick the job the new loan has to do.

Rate-and-term

Same balance, better loan. Replace your mortgage with a lower rate, a shorter term, or both.

  • Lower your monthly payment
  • Move to a 15- or 20-year term and pay it off sooner
  • Switch an adjustable rate to a fixed one
  • Drop mortgage insurance once you have the equity

Cash-out

Borrow more than you owe and take the difference in cash at closing.

  • Pay off higher-rate debt in one payment
  • Fund a renovation or an addition
  • Use equity toward an investment property
  • One loan and one payment, usually at a fixed rate
When it makes sense

A lower rate isn't enough. The break-even is.

A refinance has closing costs. Divide them by what you save each month, and you get the number of months until the new loan pays for itself.

If you'll keep the home well past that point, the refinance is worth it. If you might sell first, it probably isn't — and a Savant loan officer will tell you so.

With the numbers above: $7,600 ÷ $276 a month = 28 months.

Already have a low rate?

A cash-out refinance replaces your whole mortgage at today's rate. A HELOC leaves it alone and lends against your equity on top of it.

Three steps to the new loan.

1

Check your rate

Share your loan, your home and your goal. Your loan officer comes back with a rate, a new payment and your break-even.

2

Appraisal and underwriting

Savant Lending orders the appraisal if one is needed and handles the documents.

3

Close

Sign, and your old loan is paid off. Cash out, if any, is wired after the rescission period. [Confirm timing.]

Refinance questions.

There is no fixed rule. What matters is the break-even: closing costs divided by monthly savings, compared with how long you plan to keep the home.
